Full Description: It is hard to believe that there are still such large tracts of land with approx. 1 mile or 1.6 km. of beach front for sale in Trinidad and Tobago.
Located in the South Western Peninsula, approximately 10 to 15 minutes drive South of the tranquil and picturesque fishing village Bonasse Village, popularly know as Cedros, we have a 440 acre Coconut Estate for sale.
This location, which is also named The Green Hill area, has at low tide the widest pristine sand beaches of Trinidad and Tobago.
No where else in T&T you can find such long, wide stretches of beach.
Presently the Estate is not operational, but it would not take much time to turn it back into a producing and lucrative business.
Approx. 20 workers are needed to be able to run at full capacity. Many workers will do multiple jobs. For example you have collecting days, on which most personnel is collecting the nuts, and after that some of the same people will do the cracking while others keep the Estate clean. It will be no problem to get the needed labour force, which is available from the neighbouring villages.

Additionally, after extensive surveys and studies of a US based company, the site has also been found ideal for Shrimp Farming. It is definitely noteworthy that in the entire Caribbean only 3 sites have all the elements necessary for the super-intensive shrimp production, and the location of our 440 Acres was found the best of the 3.
Shrimp Farming has been proven to be a very profitable industry, with a world wide market.
The studies also showed that because of the pollutant free sea water and a water temperature of 80ºF or 26.6ºC all year round, it enables the Shrimp Farm to produce 2 harvests per year, which is quite unique in this industry.

Also on the Estate are 3 abandoned houses, two of which could be restored.

It is of course needless to say that despite the distance to the airport, this huge parcel of land also has a great potential to be developed into a tourist resort, especially considering that Bonasse Village is an Official Port of Entry, complete with Coast Guard, Customs and Emigration.
The entire Estate is relatively flat, and in case it is needed, there is enough space on the land to accommodate a private landing strip, and even a golf course which would be the only one in the South of Trinidad.

What about a horse ranch? Just imagine riding on a horse along miles upon miles of clean empty beaches.
